Florida · Homeowners, designers, builders

See it before
anyone builds it.

Most expensive changes happen because a client could not picture it until it existed. A rendering costs a fraction of moving a wall that is already up, and it surfaces the argument early.

How we work

A Florida studio, not an architecture firm

MIH3 Design LLC is a limited liability company registered in the State of Florida, document number L19000215514, filed in 2019, with registration details on public record with the Florida Division of Corporations.

We produce visualisation and drafting. We are not a registered architecture firm under Chapter 481 or an engineering firm under Chapter 471, and nothing we supply is a construction document, a permit set or a sealed drawing — none of it may be submitted for a building permit. We give no opinion on code compliance, structural adequacy or zoning. Where a project needs those, it goes to a licensed Florida architect or engineer, and they take professional responsibility for it.

Frequently asked

The questions we get most

Can I use these drawings for a permit?

No. Permit sets must be signed and sealed by a licensed architect or engineer. Our drawings are for visualisation, planning and presentation, and we will tell you when you have reached the point of needing a licensed professional.

Will the finished room look exactly like the render?

Close in layout and proportion, not identical in light and colour. Screens cannot reproduce texture or sheen, which is why we pair renderings with real material samples.

Do you check building codes?

No. Code compliance, structural adequacy and zoning are the responsibility of a licensed design professional, and we will not offer an opinion on them.

How many revisions are included?

Stated in the quote before we start. Extra revisions are priced rather than absorbed quietly or refused awkwardly — both of which spoil projects.

What files do I get?

Agreed up front. Trade clients usually want native files as well as images, and we hand those over rather than holding them.

Can you work from a hand sketch?

Yes, with accurate measurements. The measurements matter far more than the quality of the sketch.
